If your client terms out the loan with Redwood Bank, they can expect a smooth and seamless transition into longer term finance, supported by a team that already understands their case. And, if they do choose to term out with Redwood, there are no exit fees to pay.

Standard Residential Buy-to-Let Bridging

  • Rates from 0.70% per month

  • Up to 75% loan to value (LTV) including fees and rolled interest

  • Loans from £100,000 to £2m

  • Terms of 6, 9 and 12 months with a further 12 months extension subject to discretionary approval

  • Rolled interest only with a bullet payment at the end of term

  • No facility fee

  • Residential, and semi commercial properties considered when the expected residential rental income is 50% or more

  • Investment valuations on HMOs (where appropriate)

  • Grade 2 Listed buildings and new builds

  • No ERCs after 3 months

  • No limit to maximum number of properties in a single deal

  • Arrangement fee of 2%, all paid to intermediary

Customer Criteria 

  • Evidence of being an experienced property investor

  • Lending to UK-based entities, including sole-trader, partnership or limited company and, individuals and expatriates

  • Maximum age 85 at the end of the loan term

  • Maximum 25% PG for the director/s – or a corporate guarantee if is considered to be more appropriate

Refurbishment Residential Buy-to-Let Bridging

  • Rates from 0.79% per month

  • Max LTV: Lower of up to 80% Day 1 LTV inclusive of rolled interest and fees, or 75% LTV of the post works value inclusive of rolled interest and fees

  • Loans from £100,000 to £2m

  • Terms of 6, 9 & 12 months with a further 12 months extension subject to discretionary approval

  • Rolled interest only with a bullet payment at the end of term

  • No facility fee

  • Residential, and semi commercial properties considered when the expected residential rental income is 50% or more
